Brokerage Services

Corporate Real Estate Consultants provides a complete menu of brokerage services including tenant rep leasing and subleasing, lease negotiation, site selection, acquisition, disposition, and sale/leaseback.  Our focus is strategic, encompassing strategies for entire portfolios, while dealing with the unique dynamics of each individual transaction.  We only represent tenants, eliminating the conflicts associated with representing landlords and dual agency.  Corporate Real Estate Consultants is the single point of contact, ensuring a consistent line of communication, and a standard of service that can be relied upon, regardless of where the transaction takes place.  

With brokerage services, our fees are earned only when we have completed the transaction.  The fee is typically paid by the seller or landlord, and is based on market rates in the location the transaction is completed in.  Tenants have the benefit of professional representation, without the cost.

      

Tenant Rep Leasing and Subleasing

If the flexibility of leasing, or retention of capital is important, Corporate Real Estate Consultants will identify all options available for lease or sublease.  Beginning with the establishment of a space planning program to identify the most efficient layout, we will evaluate the market, identify appropriate space for lease or sublease, obtain and analyze proposals, and aggressively negotiate the terms of a lease based on prevailing market conditions.  The negotiation of the lease will include all business points from rental rate and concessions, to workletter and options.  We will work directly with your corporate counsel, or your outside legal consultant, to negotiate a lease which provides the most favorable terms for your company.

Lease Negotiation

Whether you relocate or renew, or expand your existing premises, Corporate Real Estate Consultants will negotiate the most favorable terms possible, based on the prevailing market conditions.  The impact of each lease is determined by more than rental rate alone.  Rent concessions, escalations, options, and allowances are just a few of the important elements subject to negotiation.  Our goal is to provide each tenant with leases that have been thoroughly negotiated, allowing the greatest flexibility, with the most aggressive financial terms possible.  Money is not the only thing you should avoid leaving on the table.

Site Selection

Identification of alternative sites is typically one of the most time consuming projects facing users of real estate.  Without a real estate professional, the identification of sites, whether for lease or purchase, results in an inefficient use of time spent away from the core business.  Corporate Real Estate Consultants provides its clients with information on only those sites which conform to the company's needs, while allowing professionals to focus on their day to day business operations.  Presented in a consolidated format, Corporate Real Estate Consultants provides a comprehensive list of available properties, which includes all of the specifications and visuals necessary to evaluate each alternative in an extremely efficient manner.  It is from this survey of the marketplace, that a tenant can make an informed decision about which sites they should consider without ever having to leave the office.

Acquisition and Disposition

At certain times in a company's business cycle, the decision to acquire or dispose of a property may have to be made.  Corporate Real Estate Consultants provides tenants with the ability to purchase a new property, and/or dispose of an old property by reaching out to buyers and sellers through our professional network.  We will provide maximum exposure for the seller, and identify all opportunities for the buyer, in order to maximize the success of the transaction.  Many acquisitions have occurred with sellers who have not been actively marketing their property, but decided to sell when they were made aware of the buyer's requirement.

Sale/Leaseback

Corporate Real Estate Consultants will utilize its professional network to identify investors who are looking for full or partially leased properties.  A sale/leaseback transaction can be negotiated to free up capital, or relieve a company of its real estate position, without the need to relocate.  We will coordinate the sale transaction, and negotiate the terms of the lease, all for the benefit of the seller/tenant.
